LEADING partnerships developer Lovell has officially exchanged contracts for the acquisition of a prime residential site at Hoon Avenue, signalling a significant investment in the West Midlands’ housing market.
The exchange was initiated through an open-market process by Staffordshire County Council, underscoring a commitment to self-funded growth by Lovell as well as showcasing its ability to deliver essential housing outside of traditional local authority partnerships.
The Hoon Avenue site, which currently holds outline planning permission for up to 100 high-quality homes, is set to become a vibrant, mixed-tenure development.
The proposed plans by Lovell include a balanced community using a considered mix of open market and affordable housing options and a target of 25% section 106 provision for the local area.

While the site has been secured a residential outline planning consent, Lovell will now be moving forward with a detailed design phase including a pre-application meeting for planning, which has already been submitted to the local authority.
Lovell has a longstanding history of delivering high-quality homes across Staffordshire and the West Midlands. This acquisition follows the success of several key regional developments including Gladstone Rise in Stoke-on-Trent – a community of one to four-bedroom homes that has proven popular with local first-time buyers and families.
Lovell also recently secured planning approval for an additional 121 homes at The Orchards in Wombourne, demonstrating its continued investment in Staffordshire’s growth.
